Job Overview

We are looking for an experienced Building Services Supervisor II to join the AMAAD Office Services Division based in Riyadh. This role involves overseeing the operational management and maintenance of office buildings within the AMAAD complex, supporting over 5,000 office users. The successful candidate will ensure the smooth and efficient operation of office facilities by supervising maintenance activities, coordinating with multiple departments, and managing facility services.

Key Responsibilities

The Supervisor Building II will provide leadership and supervision to the Building Services Unit and be accountable for building operations and maintenance in an assigned office complex. Responsibilities include:

• Leading and guiding assigned staff to ensure effective service delivery.
• Conducting regular inspections of buildings and assets to assess condition and operational status.
• Coordinating with departments such as Facilities Services Division (FSD), Fire and Rescue Protection Department (FRPD), Central Control and Security Department (CCSD), and Logistics Department (LPD) to handle maintenance, safety, and emergency responses.
• Managing janitorial services, parking, HVAC, electrical systems, elevators, fire safety equipment, and preventive maintenance tasks.
• Overseeing logistics operations, including receipt, inspection, and distribution of materials and supplies, especially during scheduled shutdowns and projects.
• Ensuring compliance with safety, security, and quality standards across all facility operations.
• Preparing reports related to unit performance and managing equipment, assets, and operational budgets effectively.

Required Skills and Qualifications

The ideal candidate should possess:

• A Bachelor’s degree in Science, Business Management, Engineering, or alternatively a High School diploma or Diploma with extensive relevant experience.
• At least three years of experience in building supervision for degree holders, including one year in a supervisory role; or eleven years of experience if holding a diploma or high school diploma.
• Strong knowledge of building facilities management, including mechanical systems, chillers, electrical rooms, and basic office layouts.
• Familiarity with maintenance scheduling, shop crafts, company procedures, and budget preparation.
• Ability to interpret building plans, specifications, and equipment manuals.
• Certification as a Work Permit Issuer is mandatory.

Work Environment

This role requires close interaction with various facility services teams and office users, operating within a busy office campus environment. The supervisor will often coordinate urgent maintenance and emergency responses, requiring adaptability and clear communication skills.
