Project Manager – PMC (Hotel Construction Project)

Job Summary

The Project Manager will represent the PMC and act as the Owner’s representative to lead and manage the delivery of a large-scale hotel construction project in Saudi Arabia. The role requires full responsibility for project planning, cost, schedule, quality, risk, and stakeholder management from design through construction and project close-out.

The candidate must have 15–25 years of experience in construction project management, including luxury hotel or hospitality projects, and must have prior experience working with leading PMC firms such as AECOM, Turner, Hill International, Bechtel or similar international consultancies.

Key Responsibilities

Project Leadership
• Serve as the primary PMC Project Manager and main point of contact with the Client.
• Lead the PMC project team including construction managers, planners, cost managers, and discipline engineers.
• Ensure project delivery in accordance with scope, schedule, budget, and quality objectives.

Design Management
• Oversee the design development and coordination between consultants and stakeholders.
• Ensure compliance with Saudi codes, local regulations, and international hospitality standards.
• Manage design review processes and ensure constructability considerations are addressed.

Construction Management
• Supervise contractor performance and ensure compliance with contract requirements and project specifications.
• Monitor construction progress, resolve site issues, and ensure adherence to the approved schedule.
• Conduct regular site inspections and progress meetings.

Cost and Schedule Control
• Monitor project budget, cost forecasts, and change orders.
• Review contractor payment applications and recommend approval.
• Work with planning teams to monitor schedules, critical path, and mitigation plans.

Risk and Contract Management
• Identify project risks and implement mitigation strategies.
• Manage contractual correspondence, claims, and variations.
• Ensure proper contract administration in accordance with FIDIC or similar contract frameworks.

Stakeholder Management
• Coordinate with owner representatives, operators, consultants, contractors, and government authorities.
• Lead project steering committee meetings and executive reporting.

Reporting
• Prepare and present monthly progress reports to senior client management.
• Provide strategic guidance on project risks, schedule recovery, and cost optimization.

Qualifications

Education
• Bachelor’s Degree in Engineering, Construction Management, or Architecture.
• Master’s degree is preferred.

Professional Certifications (Preferred)
• PMP – Project Management Professional
• MRICS / FRICS
• Other relevant professional certifications.

Experience Requirements
• 15–25 years of experience in construction project management.
• Minimum 10 years in PMC or client-side project management roles.
• Demonstrated experience managing large hospitality or hotel developments.
• Previous experience with leading PMC firms such as:
• AECOM
• Hill International
• or equivalent international consultancy firms.
• Strong experience in Saudi Arabia or GCC projects.

Skills and Competencies
• Strong leadership and stakeholder management skills
• Deep knowledge of construction project lifecycle
• Strong understanding of contract administration (FIDIC)
• Experience with hospitality standards and hotel operator requirements
• Excellent communication and reporting skills
• Ability to manage multi-disciplinary teams
