Job Overview

We are seeking a highly experienced Project Director or Program Director to lead a large-scale hotel construction project in Saudi Arabia, acting as the Owner’s representative through the Project Management Consultancy (PMC). This leadership role involves overseeing all phases from design through construction to project close-out, ensuring successful delivery aligned with the client’s objectives.

The ideal candidate will bring 15 to 25 years of construction project management expertise, particularly in luxury hotel or hospitality developments, along with a proven track record working for top-tier PMC firms such as AECOM, Turner, Hill International, or Bechtel.

Key Responsibilities

• Lead the PMC project team including construction managers, planners, cost managers, and engineers, and act as the primary contact for the client.
• Oversee design development and coordination, ensuring compliance with Saudi codes, local regulations, and international hospitality standards while managing design reviews and constructability.
• Manage construction activities by supervising contractor performance, resolving site issues, and ensuring adherence to schedule and quality standards.
• Control project budgets and schedules by monitoring costs, reviewing change orders and payment applications, and maintaining updated project timelines with mitigation strategies.
• Identify potential project risks, manage contract administration under FIDIC or similar frameworks, and handle claims and variations effectively.
• Facilitate stakeholder engagement, coordinating with owners, operators, consultants, contractors, and government bodies, while leading steering committee meetings and preparing executive reports.
• Provide comprehensive monthly progress reports and deliver strategic recommendations regarding risks, schedule recovery, and cost optimization.

Required Skills and Experience

• 15 to 25 years of relevant construction project management experience, with at least 10 years in PMC or client-side roles.
• Extensive experience managing large hospitality or luxury hotel developments within Saudi Arabia or the GCC region.
• Strong leadership skills with proven ability to manage multi-disciplinary teams and engage multiple stakeholders effectively.
• Deep understanding of construction project workflows and contract management, especially under FIDIC or equivalent contract systems.
• Familiarity with hospitality standards and hotel operator requirements.
• Excellent communication, reporting, and negotiation skills.
• Previous employment with international PMC firms or recognized consultancies is highly advantageous.

Qualifications and Certifications

• Bachelor’s degree in Engineering, Construction Management, Architecture, or a related field is required.
• A Master’s degree is preferred.
• Professional certifications such as PMP (Project Management Professional), MRICS, or FRICS are desirable.

Work Location

This position is based in Saudi Arabia, requiring onsite leadership and coordination with local and international stakeholders.
